Capabilities

Advisory
We develop long - term real estate strategies for sports venues and the surrounding districts - including how land, assets, and development opportunities should be positioned to maximize franchise and venue value.

We develop structured frameworks, policies, and roadmaps that translate sustainability and risk factors into decision - making tools for ownership groups and venue management teams, supporting capital planning, regulatory compliance, and long - term asset strategy.

For teams, owners,  and organizations who would like an  embedded strategic resource.

    Brokerage

We source, underwrite, and execute acquisitions for venues, venue-adjacent land, and mixed-use district components. Every transaction is preceded by a sustainability and regulatory compliance review of the target asset.

  • We advise on the disposition of sports-adjacent assets and mixed-use district components.  We manage the full transaction from pricing strategy through closing.

  • Focus on structuring and securing lease agreements that align with the long- term strategy of the venue and surrounding district, ensuring tenant mix supports broader goals for activation, revenue generation, and value creation.

    Frequently Asked Questions

Zelyx is exclusively focused on professional sports leagues, teams, owners, venue operators, and municipalities. We do not advise on general commercial real estate. Our practice is built around the specific operational, regulatory, and community dynamics of sports and entertainment venues — and the hospitality and housing development that belongs in the ecosystem around them. That focus is the difference.

Zelyx is the firm that does what none of those programs do — builds the cross-pillar standard, manages regulatory exposure, and structures the community development strategy. We are not a replacement for those programs. We are what they are not.

We begin by researching the league's current sustainability landscape — what teams are doing, where the gaps are, and what the regulatory environment looks like across league markets. From there we build the framework calibrated to the league's specific venue type and operational profile. We deploy a primary data survey to sustainability directors across all teams, synthesize the findings, and deliver the league blueprint. We then convene annual roundtables to share challenges, surface best practices, and advance the work collectively. The roundtable becomes an annual fixture that keeps the framework current and the peer exchange ongoing.

No. Our integrated model means you get both. When we represent you in a transaction (buy-side, sell-side, or tenant rep), sustainability advisory is built into the service at no additional cost. For portfolio strategy work unrelated to active transactions, we provide standalone advisory services. Many clients use us for both—advisory work on their existing portfolio and transaction services when they're buying or selling.

Arenas, stadiums, ballparks, and the mixed-use districts surrounding them. This includes the hospitality, multifamily, and retail components that are developed as part of a venue district ecosystem.

We provide transaction and advisory services to domestic clients nationwide.  For international clients or properties, we provide advisory services globally.

Short answer, no. However, our clients care about value, risk management, and competitive positioning—sustainability is the lens through which we optimize all three. Whether you're mission-driven or purely returns-focused, ignoring climate risk and regulatory trends puts your investment at risk. We work with clients across the spectrum because smart real estate strategy now requires sustainability fluency.

The earlier the better. The most valuable work happens before any land is acquired — mapping the community, identifying the opportunity, and structuring the development thesis correctly from the start. Engaging Zelyx after land is already under contract or a development plan is already in motion limits what is possible. The displacement diagnosis, the capital structure, and the community benefit strategy all need to be in place before the deal is structured, not after.

We provide advisory and oversight, not general contracting services. Our Construction Oversight service includes site inspections, quality assurance, certification documentation management, and owner representation to ensure sustainability goals are met. We coordinate with your architect, general contractor, and consultants—acting as your advocate to ensure green building commitments are delivered. For clients wanting full project management, we can recommend trusted partners.

Nothing formal is required. Come with a clear sense of where you are — what your organization has done on sustainability, where the pressure is coming from internally or externally, and what you are trying to solve for. If you have a specific regulatory concern, a development opportunity in mind, or an ownership conversation you are trying to prepare for, bring that context. The first conversation is about understanding your situation, not presenting ours.
